Buying a Finished Apartment Can Save Up to 10% of the Budget

The cost of turnkey finishes offered by developers typically amounts to 10–20% of the price per square meter, according to estimates by the development company UNIQ Development.

By contrast, when homeowners purchase similar finishing materials and sanitary ware independently — and pay contractors for the work — total costs often exceed 200,000–210,000 rubles per square meter. In addition to financial expenses, buyers must factor in the time spent searching for contractors and the effort required to oversee timelines and ensure quality control.

"Over the past four years, the cost of finishing materials has risen by nearly 50% due to more complex logistics and currency fluctuations. What now costs an average of 120,000–150,000 rubles per square meter used to be priced at 80,000–100,000 rubles back in 2020. And in the near future, prices for engineering systems and high-quality materials will only continue to rise," said Valery Ruchiy, Head of Sales at UNIQ Development.
"By choosing ready-to-move-in designer-finished units of around 60 sq. m in the boutique residential complex Springs, buyers can save up to 10% of their total budget, or roughly 5 million rubles on the most compact units. It’s easy to calculate the potential savings on a unit of 300 sq. m or more. Considering current market practices and future price growth, locking in prices at the time of purchase means the value of the finish alone will be proportionally higher in 2–3 years — which means even greater savings overall."

Today, only about 20% of premium-class new builds in Moscow come with finishing included — representing fewer than 1,000 units across the city, a negligible share of the overall market supply.
According to UNIQ Development experts, demand for turnkey, designer-finished apartments from developers is expected to grow steadily in 2025, significantly boosting their liquidity and market appeal compared to concrete-shell units.
